The Town of Chapel Hill is requiring some remediation work to be done on the two wet ponds and the bio-retention area near the playground that must be completed by April 2025. Estimates for this work are around $25,000. This is more than what the current bank account can handle. The Board is calling a special meeting of the HOA on Wednesday, October 16, 2024 at 7pm by Zoom to discuss funding options for this as well as a proposed paved walkway near the garden. The Fall Newsletter lays out the details of the proposals and the links below help to give more details about the purpose of the ponds, their maintenance, and the funding proposals for this work.
Lennar was the developer/builder but when they completed the development, they were no longer involved. The community is owned/governed by the HOA and its covenants. The Town of Chapel Hill requires each community to be responsible for their stormwater devices.

Each year in April or early May, the ponds and stormwater devices at Chandler Woods are inspected by a Town-approved inspector. If we do not maintain these devices to their expected standards, the community can face heavy fines from the Town of Chapel Hill.

It is a requirement that grass be a minimum of 4 to 6 inches high. This grass and plants around the pond act as natural filters for the stormwater.
Triangle Pond Management takes care of the two wet ponds and the dry pond (bio-retention area) near the playground on a monthly basis. They provide us with reports and do the work necessary to pass the Annual Stormwater Inspection from the Town of Chapel Hill. This inspection is typically completed in April or May each year. We passed the inspection this year with the condition that remediation work be done to meet the Town requirements. This work will need to be completed by the inspection in 2025 to avoid fines. Maintenance and Mowing Map
There have been questions about the grass maintenance around the wet ponds over the past year and the answer is a little confusing because the pond maintenance company handles the grass cutting in the "basin area" of the stormwater device, not our regular landscaping company. The grass is only cut once a month because it is supposed to be left high (4 to 6 inches) to help filtrate the pond. The maps of these areas have been added below to clarify the areas of responsibility.
