Trash and recycle bins need to be stored away properly within 24 hours after pickup. Trash/Recycle cans are not allowed to be kept in the front of the homes and are to be stored either in the garage or behind an approved screen, on the side of your house. Please see the community rules for acceptable screens for the bins so that they are out of sight from the street. All trash and recycling screens must be consistent with the HOA rules and regulations. Unless bins are stored in the garage, homeowners will be required to submit an architectural request to the HOA board for approval to ensure accordance with the guideline

Yes. Please see the Governing Documents section of the website to find the ARC Guidelines and Application for changes. All Exterior changes need to meet the guidelines and be approved.
Lawns should be well-kept and maintained. This includes grass and weeds, front and back lawns, road edges, shrubbery, irregular areas, and mulch. We ask that your lawn be mowed on a regular basis and that all weeds are trimmed, and any grass or plant clippings are cleaned up promptly. Also, fresh mulch should be applied to garden beds at least once per year.
The front porch and the exterior of your home should be free of clutter. Keep the front and back of your property neat and orderly. This includes cleaning up all children’s toys, construction material, various items, and trash!
PRESSURE WASHING the exterior of your home needs to occur if you have mold, dirt or mildew.
Dogs must be on leashes and not allowed to roam free. Dogs are not allowed in the playground area or the garden area. Please pick up after your dog, as it is not only an HOA rule, but is the law. Do not let your dog bark excessively and never between 11:00pm-7:00am.
No short-term (Airbnb/VRBO) rentals.
Landlords are responsible for providing tenants with a copy of the community’s Rules & Regulations. All fines that tenants incur will be assessed to the homeowner. Please make sure that each of your tenants have current copies of the Rules & Regulations.
Lennar was the developer/builder, but they were no longer involved when they completed the development. The community is owned and governed by the HOA and covenants. The Town of Chapel Hill requires each community to be responsible for its stormwater devices.
